Materials get chosen at the last minute. Homeowners pay for changes that should have been settled weeks earlier. Our design phase is built specifically to prevent that, so the build itself is the easy part.

Every project we design moves through the same three artifacts before construction begins. Each one is a chance for you to see what you are building, ask questions, and finalize details while changes still cost nothing.
We use Chief Architect to create detailed 2D floor plans showing exactly how your remodel will be laid out. Cabinetry, fixtures, doors, windows, structural elements, and traffic flow are all worked out on paper first, so the final layout is settled before any material is ordered or any wall comes down.
Working with the designers at our preferred vendors, we walk you through every finish your project will use. Tile, cabinetry, countertops, lighting, plumbing fixtures, hardware, and paint colors. Every selection is documented, priced, and built into your project budget before construction begins.
Once your floor plans and materials are locked in, we create photorealistic 3D renderings of your finished project. You can walk through your remodel before it exists. You can see how the cabinetry meets the countertop, how the light hits the tile, and how the layout actually feels.
The renderings are accurate enough that some homeowners cannot tell them apart from finished photos.

Every Lifestyle Design + Remodel project follows the same design path, regardless of whether it is a single bathroom or a full home renovation. Here is how it works.
It starts with a phone call so we can learn what you are thinking about, followed by a site visit where our team comes to see the space in person. We listen, we measure, we ask questions about how you actually use the room, and we leave with everything we need to start building a plan.
We come back with a clear scope of work, a conceptual layout, and an investment range so you know what your project is likely to cost. This is the first time you see the design taking shape, and it is the moment where we make sure the project, the budget, and the goals are aligned before going any further.
Once you decide to move forward, we move into project development. This is where the floor plans get finalized, the materials get selected with our vendor designers, the 3D renderings get built, and the fixed-price build agreement gets locked in, along with a confirmed start and completion date. By the end of this phase, every decision about your project is made, documented, and priced.

The first call, the site visit, and the Investment Range Presentation are all free. Once you decide to move forward into project development, where we finalize the layout, select materials, and build your 3D renderings, there is a project development fee. That fee covers the full design phase, and it is settled before construction begins. You are never locked into a build agreement until the design is complete and you have approved everything.
The length of the design phase depends on the size of the project and how quickly material selections move forward. Most single-room projects move through design in a few weeks. Whole home and home addition projects take longer because there are more decisions, more selections, and more rooms to coordinate. We give you a realistic design timeline at the start of the project development phase.
Yes. The whole point of the design phase is to make changes when they cost nothing. If you see something in the renderings you want to adjust, we make the change before construction begins. Once the build agreement is signed and construction starts, change orders are rare on our projects, but if something does come up, we walk you through the cost and schedule impact in writing before any work moves forward.
Our team leads the layout and design work directly. They do not hand it off to a third-party designer. For material selection, we partner with the designers at our preferred vendors who help you choose tile, cabinetry, countertops, lighting, and finishes. The two pieces work together: Taylor and Ryan handle the layout of the space, and the vendor designers help you finalize its look.
The renderings are photorealistic and detailed enough that some homeowners cannot tell them apart from finished project photos. That is intentional. The renderings show you exactly what your finished space will look like, down to the cabinetry, lighting, and how the materials work together, so there are no surprises when construction is complete.
We do not work that way. The whole reason our projects come in on budget and on schedule is that the design phase settles every decision before construction starts. Skipping it would mean estimates instead of fixed prices, change orders during construction, and a much higher chance of going over budget or running late. Every project we run goes through the full design phase. No exceptions.
